The lease renewal fee will be charged to insure updated market rental rate, negotiate the new rate and terms, and renewal paperwork if your current tenant decides to renew their lease for another term.

During the time period when your property is vacant, whether in the marketing phase or due to an early termination by your tenant, we will not charge a management fee until your property is fully rented. We don’t make money unless you are making money. Period!

Though we are also a full-service real estate brokerage, we value to trusted relationship between realtors and their clients. Owners are welcome to either use their own agent under our Full-Service Management Plan, or our brokerage services to list whenever the time comes due! If we are only helping a landlord to procure a tenant without providing management services, then we will be listing the property for rent.

The lease duration varies depending on the rental market and your preferences. Standard lease terms are typically for one year, but longer leases can be negotiated based on mutual agreement.

There is a clear late rent payment policy outlined in the lease agreement. Rent is due on the 1st day of each month. Late fees are typically charged if rent is not recieved by the 3rd day of the month, and we actively follow up with tenants to collect overdue rent promptly.

When a property becomes vacant, we work diligently to market the property, conduct tenant screenings, and find new tenants as quickly as possible to minimize vacancy periods. We do not charge monthly management fees while the property is vacant.

If a tenant decides to break the lease agreement early, they may be responsible for paying an early termination fee or other agreed-upon penalties.
